How does ordering work?+

Configure your building online and pay a 30% deposit to reserve a production slot. We then check your spec and site access and send drawings within two working days. The balance is due 7 days before delivery. You can also pay in full at checkout.

How much is delivery?+

Delivery is priced by county and shown at checkout. It's free on orders over €20,000. Kits arrive on a crane lorry; if your site can't take one, we'll plan an alternative with you.

Can I build it myself?+

Yes. Every kit comes pre-cut and numbered, with printed drawings and a step-by-step video guide. Two reasonably handy people can put up most garden rooms in two to three days. Larger buildings and log homes should be installed by our crew.

What foundation do I need?+

A flat, level, load-bearing base the size of the building's footprint. You can prepare your own concrete slab or paving, or add our ground-screw or slab foundation in the configurator. Ground screws go in within a day, with no concrete and minimal digging.

Do I need planning permission?+

Garden buildings up to 25 m², under 4 m tall with a pitched roof (3 m otherwise), behind the front of the house and not used for sleeping are usually exempt. Anything you'll live in needs permission. Try our free planning checker, and always confirm with your local authority.

Can I use it all year round?+

Yes, if you add insulation. For year-round rooms we recommend the floor and roof insulation packs plus a wall upgrade. Log homes come with thicker walls as standard and can be upgraded to twin-wall construction with insulation.

Is finance available?+

The finance figures on product pages are illustrative examples only. Finance, where available, is provided by third-party lenders and is subject to status. Contact us before ordering and we'll point you in the right direction.

Can I change my order or cancel?+

You can change the spec free of charge until we release your kit for cutting, which is usually 10 working days after the deposit. Standard kits come with a 14-day cooling-off period from the order date. Bespoke builds are made to order and are covered by our terms of sale.

What about maintenance?+

Timber needs a protective treatment within a few weeks of assembly (or choose a factory stain), then a fresh coat every 3–5 years depending on exposure. Keep gutters clear and allow the logs to settle. Doors and windows may need a small adjustment after the first year.
